This Condo project involved stucco ceiling removal and condo interior wall painting in the neighborhood of M2J in Toronto.

The client brought this condo unit after he moved from Ottawa to Toronto before Christmas last year . We were hired to remove the popcorn ceiling and painting all ceiling, walls, trim and doors as popcorn ceiling looks outdated plus he does not like the grey colour on walls as well.

Scope of Work

Our team completed the following work within a tight schedule:

  • Removed all popcorn and stucco ceiling in living room and bedrooms
  • Painted all ceilings where popcorn ceiling were removed
  • Painted all walls excluding bathrooms
  • Painted all trims and 7 doors

All work was completed with careful protection of floors and fixtures, followed by a full cleanup at the end of the day.

This combination was selected to create a bright, modern, and neutral look. Same wall colour was used for all trims and doors with different sheen of paint finish.

How We Handle Condo Logistics and Building Management Requirements

Condo renovation projects require coordination with building management before any work begins. For this popcorn ceiling removal and interior wall painting project, the homeowner notified the building management of the planned work. The building manager provided an application form and we submitted our WSIB clearance certificate and liability insurance documents for approval to ensure we are fully compliance with condo regulations.

Parking logistics were straightforward this time because this building has plenty underground visitor parking which is a saving for us as parking in Toronto is expensive.

Since we used dollies to move paint and our equipment, we do not need to book the elevator for condo popcorn ceiling removal and painting.

Project Challenges & Timeline

One of the main challenges of this condo renovation was the condition of the concrete ceiling. After removing the popcorn texture, numerous pinholes were revealed because concrete ceilings commonly contain air pockets. The entire ceiling required full skim coating to create a smooth, uniform finish before painting.

In addition, the original wall color was grey and the new color was white. Painting from a darker colour to white required priming to ensure proper coverage and color consistency. We primed all walls and ceiling before painting.

The project was completed over four days from 9:00 AM to 5:00 PM. This is in accordance with building management rules of working hours for painting contractors in Toronto.
